Why book direct
You will find us on Airbnb too, where every guest pays a service fee of roughly fourteen percent on top of the nightly rate. Book here and that fee simply does not exist.
Up to 14 % less for the identical stay in the identical apartment.
Message us on WhatsApp before you book. We answer within the hour, in your language.
Self check-in means no fixed meeting time. Early arrival, late departure and luggage storage we arrange with you personally.
Chilled prosecco, Tuscan cantucci, and our own list of the places we actually eat at.
Illustrative figures based on the service fee guests typically pay on major booking platforms. Your exact rate is always confirmed in writing before you pay anything.

All three sit in the same restored building between the Duomo and Santa Maria Novella station. Travelling as a larger group? Take two of them together.
The one with the frescoes. Three bedrooms over two levels, two bathrooms, and eighteenth-century wall paintings the restorers chose to leave exposed.
Our best-rated home. Sixty square metres over two levels, exposed brick and roof beams, and a staircase up to the sleeping mezzanine.
The family apartment — herringbone parquet, a piano in the corner, a balcony over the rooftops, and the only one where your dog is welcome too.
Apartment La Perla
When the palazzo was restored, eighteenth-century wall painting appeared under the plaster. Rather than cover it again, it was left exactly as found — so every room here carries a piece of the building's own history.
Loft La Perla
Sixty square metres on two levels under three-metre ceilings, with the original brickwork and roof timbers left visible. Our quietest home and our highest rated — made for two couples or a family of four.
Residence La Perla
The most generous of the three: herringbone parquet, high ceilings, a gilded baroque carving above the bed, a balcony for morning coffee — and an upright piano nobody minds you playing.
The location
You will not need a bus, a taxi or a rental car. The centre of Florence is small — and you are standing right in the middle of it.
One thing we say up front: the apartments are on the third floor of a protected historic building, and there is no lift — fifty-five steps. Nearly every guest tells us the view is worth it, but you should know before you book, not after.

Good to know
Yes. On the large platforms guests pay a service fee of roughly fourteen percent on top of the nightly rate, and that fee goes to the platform, not to us. Book here and it disappears — the apartment, the linen and the welcome are exactly the same.
Self check-in. A few days before you arrive we send you the address, your access code and step-by-step photos of the way in, so you can let yourself in whenever you land — no waiting for anyone, no fixed meeting time. We are on WhatsApp the whole time if anything is unclear.
No. The building is an eighteenth-century protected structure and the apartments are on the third floor — fifty-five steps. If you are travelling with heavy luggage, tell us in advance and we will arrange help for you.
First the important part: the historic centre is a restricted traffic zone (ZTL), and driving in without a permit means an automatic fine — so leave the car outside it. We do not reserve parking spaces, but these are your options, from nearest and dearest to cheapest and a little further out:
Prices as we saw them in summer 2026 and subject to change — check at the barrier. The rule of thumb: the further from the centre, the cheaper.
In Residence La Perla, yes — well-behaved dogs are genuinely welcome, and we will point you to the nearest parks and dog-friendly trattorias. The other two apartments stay pet-free for guests with allergies.
Free cancellation up to fourteen days before arrival, with the full amount refunded. Within fourteen days we will always try to find a solution — moving your dates is usually easier than you think.
